What is a Loss History Report — Why Florida Homeowners Need to Know?

When purchasing a home in Florida, it is always important to ask the current homeowner for a copy of their loss history report on the home.

Loss History Reports provide a comprehensive record of the type of losses on the home based on previous insurance claims and can provide valuable information for you to determine any inherent problems with the home. For example, if there was a water damage claim on the home, you may want to find out the source of the damage, such as a plumbing leak or leaky roof, and to determine whether it has been properly repaired. Sometimes, a claim that resulted in the homeowner getting a new roof or re-piping the house, can actually make the home stronger and very attractive from a maintenance and insurance perspective.

According to the Insurance Information Institute, homeowners can obtain either a Comprehensive Loss Underwriting Exchange (C.L.U.E.) report from LexisNexis, or an A-PLUSTM property report from ISO®.
